Why build our home, why not just buy?
With the current state of the property market, building may actually be cheaper than buying a new house on the open market. But most of all, building allows you the flexibility and creativity of adding your personal touch to your home. You will have the chance to meet specific needs unique to your lifestyle and to create a wishlist which is achievable through a good partnership with a capable builder.
Will you build from my plans?
Good design is the key to success in property development so while we are more than happy to work from your designs and provide a full contract price to build for you, we would also offer our expertise on making modifications to enhance your current design, should you need it.
How long is the building process?
Depending on the size of the house and the site constraints, a standard two-level townhouse would normally take approximately 20 weeks to complete.

What happens if there are delays?
At Keola, we pride ourselves on our professional commitment and integrity – and in particular, in completing a project on time. A written programme schedule is provided to all our clients upon project commencement.
What consents will I need in order to build a house?
A building consent is normally all that is required. However, in some instances, resource consents may be required for any components that do not quite comply. Rest assured – Keola will take care of any consents that are required, so that there are no hassles or worries for you.

What are the unknowns that I need to budget for?
With good planning, risks should be clearly identified at the preliminary design stage and therefore minimised during the process. Keola’s extensive engineering and building experience means that we are experts at assessing risks and working to reduce or eliminate them. We will work closely with you at every stage to make sure that you are aware of all issues and potential problems involved and that you are comfortable, before proceeding. This way, there should be no unknowns you need to budget for!
Where can I find land to build on?
Although land is scarce, it is always changing hands therefore it is available if you know where and how to look for it. With our knowledge and experience, Keola can secure suitable land for you through various means – for instance, by way of a subdivision or the relocation of an existing dwelling.
We don’t have a clue what kind of input we should provide in the design?!
Don’t worry – while we encourage client participation, it is not necessary. We will offer suggestions and work through options so that you have a choice of several design solutions. With our engineering and design expertise, we are confident that we will provide you with a design that you will like and which will suit your needs and your budget. In addition, we provide a full colour scheme coordination prepared by our specialist interior design consultant for your approval.
