Planning

Careful planning, especially at the preliminary stages of a project, is crucial to the smooth running and eventual success of your project. It is critical for identifying and minimising risks in the project.
Objective planning is an extremely important component of what we do. Whether it is dealing with challenges of the site or the complexities of the Resource Management Act, we provide strong analytical and objective thinking as well as good communication of ideas and concepts. Subdivision
A subdivision is where a single parcel of land is divided into one or more separate lots. While it is a great way to create a site for building on, it may place additional strain on existing public infrastructure, such as roads and drainage.
Therefore, certain requirements have to be met for a subdivision to be allowed, with involvement from surveying, planning, engineering and legal processes. In addition, various other specialist disciplines are sometimes necessary during the course of a subdivision.
Over the years, we have built up a solid relationship with specialists who provide valuable advice for a successful subdivision application. Communication with other specialists in a clear and concise manner has contributed significantly to our success with undertaking subdivsions.
Resource Consent
Most property developments only require a building consent. However, if you want to carry out certain activities that are either not permitted “as of right” in the district or regional plan or exceed the rules of the district or regional plan in some way, then you will need to obtain a Resource Consent.
While it may be tempting to simply modify your development to comply with all the rules, this may not always be beneficial and in many instances, it may be better overall to obtain a resource consent for a non-complying activity. We have affiliations with specialist planners who can guide you through the application process and building regulations.
The reason for resource consents is to ensure that the effects of your development, particularly on the surrounding environment, have been considered. Thus, for a resource consent to be approved by the council, a report assessing the effects needs to be prepared. This would outline proposed mitigation measures which demonstrate that your activity is either minor in nature or will have no adverse effects on the environment and the surrounding neighbourhood.
It is important to remember that obtaining resource consents is crucial to achieving a legally-acceptable development.
