CORT’s 2024 Annual Report

Housing is more than just a structure, it’s the foundation of stability, security, and well-being. As the demand for social housing continues to grow, we’ve remained focused on delivering spaces that are not only well-built but also cost-effective and constructed for long-term resilience.

CORT Community Housing’s 2024 Annual Report highlights the efforts being made to address housing challenges across New Zealand. We were both surprised and honoured to see Keola mentioned as the only contractor by name. We don’t seek recognition, but knowing that our work has contributed meaningfully to this space is something we take great pride in.

CORT’s report highlights the pressing need for social housing, with 39% of their new tenants previously homeless or at risk, and another 32% coming from overcrowded or unsuitable living conditions. These numbers reflect the ongoing challenge of housing accessibility and reinforce why every detail in the design and construction process matters.

Value Engineering

From the beginning, our approach has been rooted in value engineering, ensuring that we maintain the highest standards of quality while keeping costs as efficient as possible. For every challenge that arose during the project, we provided multiple solutions, allowing CORT to make informed decisions that balanced durability, performance, and affordability. Whether it was selecting materials that offered longevity without excessive cost or refining construction methods to streamline efficiency, we remained committed to delivering the best possible outcome.

Delivering Homes That Put People First

Beyond technical execution, we recognise that housing is ultimately about the people who will live in these spaces. Our recent work in Mt Roskill with CORT included the delivery of Homestar 6-rated homes, designed for better insulation, improved indoor air quality, and lower long-term energy costs.

A key part of our process was working closely with CORT to ensure each home met the needs of its future occupants. Features like accessible layouts, efficient heating solutions, and durable, low-maintenance materials were all chosen with careful consideration. We view construction as a collaborative process, where thoughtful decision-making at every stage leads to homes that truly serve their purpose.

Sustainability

Quality construction goes beyond the finished product, it’s also about how we get there. Our commitment to sustainable building practices led us to partner with Auckland Council and Unitec Institute of Technology to significantly reduce construction waste. By carefully managing materials, optimising resource use, and prioritising waste diversion, we successfully kept 80% of waste out of landfills.

Sustainability isn’t always easy, but it’s a responsibility we take seriously. Every project is an opportunity to refine our approach and find better ways to reduce environmental impact while maintaining the highest standards of construction.

Now, as families settle in, we hope these homes are filled with warmth, love, and laughter, where new memories are made, and brighter futures begin.
