BUT, it is very I-M-P-O-R-T-A-N-T

Value Engineering is when you find efficiencies to reduce cost and/or time without compromising quality. This is the ‘value’ part. Sounds simple? Not quite, it’s one of the trickiest parts of a project.

There are a myriad of issues to resolve, but the MOST important question is:

What is the cost saving target?

  1. Will it need to be redesigned….what is the design team cost?
  2. Will it need to be approved by Council – how long will that take?
  3. Can other work proceed whilst the changes are being done?
  4. Will an architectural change trigger a structural change?
  5. Will a structural change trigger an architectural change?
  6. Is the substituted product even available?
  7. Will revisions cause a delay, and will it affect funding and insurances?
  8. Will the contractor charge costs for delays?
  9. And many more…

People often focus on the design itself, but what really matters is what goes into the build. To successfully carry out a VE exercise, you need someone who can see the big picture, do the costings in real time (often before much design is completed!), and stay on top of all the moving parts. And no, this isn’t something that that ChatGPT can do.
